What Lifestyle Lets will do for you

Lifestyle Lets specialises in high quality rural properties in and around The Vale, from one bedroom apartments to large country homes. Lifestyle Lets strongly believes in making sure the tenant is safe in their rented accomodation and wants you to begin your new lifestyle in secure surroundings. This is achieved by only accepting properties that have not only had a recent gas inspection, but also a full wiring test. Your peace of mind and comfort is Suzie’s priority.

Suzie prides herself on being friendly and approachable and will always go that ‘extra mile’ to help find the right property for you, and will keep you regularly updated as new property becomes available. Suzie will also be your point of contact for any maintenance issues or rent arrears on managed properties and will always aim to resolve problems within 24 hours.

Reserving a Property

Once you have found your ideal property Lifestyle Lets will require a holding deposit. This will hold the property for you until all relevant paperwork has been carried out and includes the covered costs of credit referencing, preperation of an inventory or schedule of condition and the Assured Shorthold Tenancy agreement. Please note: this fee will be non-refundable if the tenant simply decides not to take up the tenancy, or if any references prove unsatisfactory.

You will be required to complete a Tenant application form and sign an agreement allowing us to obtain references, which include a credit check, current employers reference and previous Landlords reference. The Assured Shorthold Tenancy agreement is a legally binding contract. You will however be allowed a couple of days to look over this document before signing.

Once acceptable references are received, we will require advanced payment of one and a half months rent, which will be held in a Tenancy Deposit Protection Account, plus the first months rent which will be forwarded to the Landlord.

Please note, that unless otherwise indicated, the rent advertised on each property, is exclusive of all utility bills, council tax and telephone. Although all the utilities will have been notified of change of use, it will be the ingoing tenants responsibility to ensure full and regular payments are made.

At the point of check in we will go through the inventory with you, which you will be expected to sign before receiving a copy. This is an important document which will be required in the event of any claims for damages made at the end of your tenancy.
