- A no obligation evaluation and market appraisal of your properties rental value
- Extensive marketing and advertising of your Property in relevant media
- Accompanied viewings
- Tenant selection and stringent referencing procedure
- Preparation of a suitable Tenancy Agreement
- Invoicing of monies due from Tenants
- Collection of initial month's rent and deposit
- Holding deposits and advice on "Deposit Protection Service"
Gold Management
To include everything as described in Tenant find plus the additional services
- Arrangement of any safety tests
- Preparation of Inventory and Schedule of Condition
- Move in of Tenants including reading of all the utilities
- Receiving Rents
- Remittance of rents into Landlords bank account
- Forwarding statements on a monthly basis
- Pursuance of rent arrears
- Move out of Tenants with thorough appraisal of Inventory and utility readings
- Negotiation of any Property reconditioning fees
Platinum Management
To include everything as described in Tenant find and Gold Management plus the additional services
- Notify all utility companies of changes of Tenant
- Emergency repair administration
- Organising repair and maintenance jobs
- 100% liaison and authorisation with Landlord on all repairs
- Obtaining tenders where required
- Monitoring of report expenditure and quality of work
- To carry out quarterly property inspections
- Quarterly inspection report sent to Landlords
- Preparation and serving of appropriate notices
