All safety requirements are covered from our Bronze Service upwards. The knowledge that Lifestyle Lets only takes on quality properties that have been fully safety checked will also give tenants peace of mind and make your property more rentable.
Free no obligation market appraisals will be carried out by Suzie, who will also accompany all viewings unless the landlord specifically requests otherwise. An independent professional referencing body is used for all prospective tenants.
Lifestyle Lets wants to help you realise the potential in your investment property and strongly believes the key to achieving the best rental value is in the presentation, which Suzie will gladly advise you on.
LANDLORD SERVICES
Lifestyle Lets offer Bronze, Silver and Gold letting and management services as follows:
BRONZE SERVICE
- Advice of rental figure you can expect to achieve
- Advice on how to present your property to its best marketable ability
- Advice on all legal requirements
- Marketing of property in relevant media and locations
- Independent credit reference check
- Provision of a gas safety record (statutory)
- A full wiring test with 6 page report (valid for up to 5 years)
- Energy Performance Certificate (statutory with effect from 1st October 2008)
- Drawing up of an Assured Shorthold Tenancy agreement
- Use of Tenancy Deposit Protection Service

Collection of first months rent
N.B. Subsequent rental payments will need to be set up between Landlord and Tenant
SILVER SERVICE
All the features of our Bronze service, as well as:
- Preparation of a comprehensive inventory
- Reading meters and advising utilities of change of use
- Ensure tenants take full responsibility for utility payments
- Handing over of keys and checking tenant in
- Collecting of rent for the duration of the tenancy
- Prepare and send out monthly statements of all monies received less our fees
- Dealing promptly with any rent arrears
- Sending out renewal reminders and organising tenancy renewal
- Serve notices
GOLD SERVICE
All the features of both our Bronze and Silver services, as well as:
- Professionally clean property from top to bottom for commencement of tenancy
- Professionally clean all carpets for commencement of tenancy
- Carrying out regular quarterly inspections with written feedback
- Annual gas boiler service
- Dealing with any repairs or maintenance required to a cost of £200 via our professional panel of contractors
- Negotiations for review of rent
- Checking tenant out
- Dealing with any disagreements over deposit returns using an official Independent arbitration service
- Management and supervision of property between tenancies
Please note: All of the above mentioned levels of service can be customised to suit your personal requirements and relevant price reductions will be given upon proof of a gas safety certificate, a recent gas boiler service, a full wiring test, or an Energy Performance Certificate.
